Kevin Sayles

Probate Title Specialist

Kevin Sayles obtained a Bachelor of Science degree from the University of La Verne, Magna Cum Laude and an MBA from the University of Redlands. He started his career in the real estate industry by working in banking beginning in 1993. While working for some of the nation’s largest savings institutions, Kevin received extensive training in lending, sales, appraisals, banking back office, escrow and title, and of course, probate, retail, and commercial banking. Kevin brought his extensive experience to the title industry in early 1999. As a probate specialist, Kevin reviews several files and scenarios daily that involve deceased parties, probate, trusts and estates, court orders, etc. He has a “never say die” attitude and knows how to close the deals! It is estimated that he has closed well over 15,000 transactions while working as a title representative. He uses his knowledge and first hand experience to help close even the toughest transactions. Kevin has authored two real estate books. “Probate Real Estate Sales 101” was his first book and an Amazon “Bestseller”. His second book is “The Wholesaler’s Guide To Closing Real Estate Deals”. Currently, Kevin helps attorneys, real estate agents and investors close transactions as a Vice President and Probate Expert at Lawyers Title.

Keith Moten

Probate Attorney

Keith Moten is an attorney specializing in estate planning, probate, trust administration, trust litigation and all things wills and trusts, and is the founder of Moten & Associates

For 20 years, Keith has assisted families in putting together their estate plans, setting up business successions, and litigated estate issues.  Due to his experience as an estate litigator and an estate planner, he has the unique perspective of being able to advise and help his estate planning clients avoid potential litigation issues.  

Keith was named as a Southern California Rising Star attorney in 2017, was named as a Southern California Super Lawyer from 2018-2024 and has conducted numerous lectures and speaking engagements to attorneys and the general public on estate planning and estate litigation.

With over 25 years of experience, this Senior Escrow Officer specializes in guiding families through residential and commercial real estate transactions, including probate and trust sales. Known for a calm, detail-oriented approach, they handle every step of the escrow process—from preparing documents to securely managing funds—while ensuring all legal and state requirements are met. Most importantly, they work closely with agents, attorneys, and families to make the closing process as smooth, transparent, and stress-free as possible during what can often be a difficult time.
